Plan Review Services

 

As stated earlier, BJY is well experienced with plan review for power projects. BJY’s approach and scope of services is as follows:

  • BJY provides a pickup and delivery service to secure plans for the Building Division within 24 hours of notification.
  • All plans are reviewed for structural design and compliance with applicable Building, Electrical, Plumbing and Mechanical Codes, the NESC and all applicable State, Federal and local laws.
  • BJY has plan review comments available to the Engineer of Record/client within seven (7) to ten (10) working days from the date the plans are received. Although we do not anticipate a longer review time, should a set of plans require this additional coverage, the Chief Building Official (CBO) or client representative will be notified immediately.
  • Copies of all plan check comments, as well as all other forms of correspondence, are sent directly to the Architect or Engineer of Record with a copy to the client’s CBO.
  • BJY performs all subsequent (back checks) reviews within seven (7) working days from the date the plans are received. If it is found that a longer time is necessary, the CBO is notified.

BJY is fully capable of putting plan review staff on-site, provided offices are separate from the design/development staff.

  • Following resolution of the initial list of comments, all revisions, changes and clarifications are submitted only by the Architect/Engineer of Record directly to the plan reviewer. All corrections or deferred submittals will initially be reviewed by the Architect/Engineer of Record who then states, in writing, per CBC Section 106.3.4.2, that the plans have been reviewed.
  • All items on the reviewer’s correction list that are not resolved by the reviewer and the Architect/Engineer of Record are referred to the CBO for a final resolution.
  • Upon completion of the plan review, the reviewer signs each sheet of the plans, and the top sheet of structural calculations. The reviewer then returns two (2) complete sets of approved plans and related documents to the Building Division and shall retain two (2) complete, approved sets for future reference.
  • Once the permit has been issued and the project is underway, the plan reviewer continues to provide services as noted above. Any changes in plans, shop drawings, new details, etc. are reviewed within the time frame requested by the CBO.
